Joel's experience includes taking projects from a Development Approval level of documentation through to full onsite construction and certification.
Joel's recent experience in a Pre-Construction Management role has seen him tender and be involved in Early Contractor Involvement arrangements on over $750 million dollars of class 2 work in the last 6 months. The introduction of the DBPA in 2020 has resulted in a major focus on ensuring compliance in the design and construction of class 2 buildings in NSW. Our team has been at the forefront of these changes. Over the past two years, Joel has undertaken two projects for leading Australian builders including the construction of 37 luxury waterfront apartments at Toronto Foreshore and the construction 252 apartments, 36 offices and 14 retail spaces at Esplanade Norwest. These projects have been the subject of an Audit from the Office of the Building Commissioner. In both instances, no major defects were found and the Building Commissioner's team walked away satisfied and impressed with the quality and level of compliance seen across the projects
Obtaining registration as a Building Practitioner in 2022, the primary focus of Bryant Built is to obtain further work in class 2 buildings and establish a presence and reputation in the multi residential market.

The recent introduction of the Design and Building Practitioners Act and the requirements for completed regulated designs prior to a Construction Certificate has resulted in a recent shift within the industry to Early Contractor Involvement arrangements.
Early Contractor Involvement allows the builder to commence on the project during the design phase when the project is developed from a development application level of documentation to more detailed design. This allows a fixed price to be given for the build. Often, if pricing is obtained too early with insufficient design, the project cost can quickly exceed the budget available. When engaged on an Early Contractor Involvement basis, Bryant Built will carry out an initial cost plan. As we progress the design, we place various hold points and check the design to ensure the project is developing in accordance with the feasibility price.
